Apartment Description - Line 4 (Available Now)

Apartments have a range of dates from which they can be rented.

By this we mean the rent must begin on one of the dates within the range.  This date does not refer to the length of the lease (contract), but just the date that the lease must begin.

We do not begin leases on Saturday or Sunday so anytime those dates fall within the range, they are not valid rent begin dates.

We only rent apartments within the dates indicated.  We do not hold an apartment for a later date for the rent to begin.  If you want to rent an apartment for a later date, you must wait for those dates to be listed.  However, other people may also be waiting for the same thing.

You do not have to move-in to an apartment on the day your rent begins.  If you begin renting an apartment on 4 October ... you can move-in anytime after that day as long as you have followed our instructions about picking up keys and paying your first rent bill in our main housing office.

The first rent payment is always the pro-rated balance of the month in which the rent begins + the next month's rent.  The exception to this is that anytime the rent begins on the first five days of the month, we only require that month's pro-rated payment.

Here are two examples to illustrate rent-begin situations.

Example 1
Begin Date Range ... 4 November to 30 November.
Apartment Rent Per Month $540

The person requests to begin their rent on 8 November.
This person would need to pay a total of $954 at move-in.

$414 for 8 November to 30 November ... (540/30 = $18 ... $18 x 23 days)
$540 for all of December
TOTAL .... $964

Example 2
Begin Date Range ... 4 November to 30 November.
Apartment Rent Per Month $540

The person requests to begin their rent on 4 November.
This person would need to pay a total of $486 at move-in.

$486 for 4 November to 30 November ... (540/30 = $18 ... $18 x 27 days)
$0 for all of December*
TOTAL .... $486

This means $0 for all of December at move-in.  December rent will still be billed ... but we won't need to collect it since the rent begin date was during the first five days of the month.



There are couple of things to note.

1) Whatever rent begin day a person selects, they will not have access to the apartment until 4pm on that day.

2) Rent is always calculated on a 30 day month.  This always works out in a resident's favor (since some months have 31 days) except in very rare scenarios where a resident would stay only for a three month time in the Spring Semester.  This has never happened.
